History Lesson
The idea of developing a residential community with a golf course in the Bethany Beach area began in 1982. The property now known as Cripple Creek Golf and Country Club had long been owned by the Clarence Holt family. The land produced strawberries, winter wheat and Delmarva’s most abundant product, livestock chickens. Earlier, a small lumber mill was in operation across from what is now the Club entrance. In 1983, the original 142 acres for the Cripple Creek project, were purchased from Bay Colony.
On June 14, 1983, ground broke for the front 9 of the golf course. Originally planned as a townhome community, construction began on Cripple Creek Dr, Carnoustie Dr, and Turnberry Dr. with 2 and 3 story units. In 1986, the back 9 was completed and the pool and tennis courts were added in 1988.
With stronger demand for Single-Family family (SF) homesites, the remaining land was re-platted into 90 lots and released for sale in 1989. The lots surround the Cripple Creek Golf & Country Club (CCGCC) course and overlook serene ponds, marsh and lagoons. Many have beautiful views of the Indian River Bay.
Our HOA dues are currently $250/year which covers our private roads, street lighting and other community expenses. There is no Club initiation fee for lot owners. Several levels of memberships are available at the Club. You don't have to join the CCGCC to purchase property or homes in the community.
The Single-Family Homes and Town Homes are governed by separate owner's associations.
The SF HOA is legally known as the Fairway Villas Property Owners Association.
